Embassy is unusual among Indian developers in that its business runs through several legally distinct vehicles with different owners, different disclosure obligations and different track records. A buyer evaluating a pre-launch project is, in practice, evaluating whichever of those vehicles will eventually appear as the promoter on the RERA registration and as the seller on the sale deed. Two consequences follow for anyone reading this page as due diligence.
First, the entity on this project is not the listed one. Embassy Millennium does not appear in Embassy Developments Limited's Q4 FY2026 investor presentation - neither its FY2027 launch pipeline nor its FY28-onwards table names any Hoskote, Soukya Road or Bengaluru Rural parcel. That is consistent with the project sitting inside Embassy Realty Ventures Limited rather than the listed platform. It is not a contradiction and it is not a red flag, but it does mean the quarterly disclosure discipline that applies to Embassy Developments Limited does not automatically extend to this project, and it would be wrong to imply that it does.
Second, the name on the certificate carries a small discrepancy this site does not try to resolve. The environmental filing names Embassy Realty Ventures Limited while recording the legal status as Private Limited. Separate MCA records show an Embassy Realty Ventures Private Limited, CIN U62100KA2018PTC109810, incorporated in Karnataka on 23 January 2018, carrying roughly Rs 961.57 crore of issued debentures against Rs 2 crore of paid-up equity. Those records are attributed here, not asserted as this project's balance sheet, and the private-versus-public question has no bearing on a buyer. What is worth taking from the MCA figure is the general shape of a special-purpose development vehicle: thin equity, debt-funded, which is the normal structure for Indian development companies and the reason project-level escrow discipline under RERA matters more than group brand.

History
Embassy Group was founded in 1993 by Jitendra Virwani, and its defining contribution to Indian real estate was not residential at all. The group built the Grade-A office park category in India at a moment when Bengaluru's technology employers were still operating out of converted commercial buildings, and in doing so shaped where the city grew. Embassy Manyata Business Park in the north and Embassy Tech Village on the Outer Ring Road became two of the largest and best-occupied technology campuses in the country, and the residential corridors around each of them - Hebbal and Thanisandra in the north, Bellandur and Sarjapur in the south-east - were substantially created by the daytime population those parks generated.
That history matters to a project like Embassy Millennium in a specific and non-decorative way. The group's entire commercial thesis is that Grade-A office absorption pulls housing demand along behind it. Embassy Millennium is being built 8.22 km from ITPB Gate 1 and 18.51 km from Embassy's own Tech Village. The developer is, in other words, applying its own long-held demand logic to a corridor whose employment base it partly built.
In 2019 the group partnered with Blackstone to list Embassy Office Parks REIT, India's first publicly listed Real Estate Investment Trust and, by leasable area, the largest office REIT in Asia. The listing gave Embassy a permanent capital-markets profile, quarterly reporting obligations on the office portfolio and an institutional shareholder base - none of which extends to a residential development, but all of which is evidence that the group has operated under public-markets scrutiny and survived it.
The residential business took its current shape more recently and more circuitously. Embassy's residential assets, held in NAM Estates, were merged into Indiabulls Real Estate - a Haryana-registered listed company incorporated in 2006, which is why the listed vehicle's CIN still begins L45101HR2006. The combined entity was renamed Equinox India Developments in June 2024 and then Embassy Developments Limited in February 2025, with the NAM Estates merger given effect by an NCLAT order dated 7 January 2025. Jitendra Virwani chairs the listed entity; Aditya Virwani is its Managing Director.
Leadership
Jitendra (Jitu) Virwani, Chairman and Managing Director. The architect of the group's rise from an office developer to an approximately 85-million-sq-ft diversified platform, and the executive who led the REIT listing. He also brought WeWork to India in 2017. The through-line in his record is master-planning at scale - campuses and townships rather than single buildings - which is the discipline a 1,215-home, six-tower scheme on 18.6 acres actually requires.
Aditya Virwani, Managing Director, Embassy Developments Ltd. Runs the listed residential platform's growth, fundraising and project pipeline. The leadership continuity between the commercial and residential verticals means the office-drives-housing logic is executed by the people who established it.
Shailendra Konanur Subbaraya, Chief Operating Officer, Embassy Realty Ventures Limited. Named on the Embassy Millennium environmental filing as the signatory of the proponent's undertaking. His name appears on this page because he is on the certificate; the undertaking he signed is the document in which the proponent recorded no pending litigation, no government restriction and no violation against the project.
Portfolio - Named Projects and Their Specifications
Integrated townships
- Embassy Springs, Devanahalli. An approximately 288-acre integrated township on the northern airport corridor, comprising villa plots, apartments, row houses and villas, the Embassy Knowledge Business Park, and group social infrastructure. The group states roughly 82 per cent open space. It is the largest single township address in North Bengaluru and the clearest available evidence that Embassy can plan, fund and phase a development considerably larger than Embassy Millennium.
- Embassy Knowledge Park / Embassy Biome, Devanahalli. An approximately 200-acre mixed-use township near Stonehill International School, of which roughly 115 acres is Grade-A commercial and the balance is the Embassy Biome residential estate - 855 apartments and 218 villas. A useful contrast with Embassy Millennium: same developer, opposite product logic, low-rise and land-extensive inside a master plan rather than tall and land-efficient on a standalone parcel.
Luxury and branded residential
- Embassy Lake Terraces, Hebbal. Luxury sky-condominium towers, among Bengaluru's tallest residential addresses, and the group's most directly relevant precedent for a high-rise build. Promoted under Embassy Property Developments Pvt. Ltd.
- Embassy Boulevard, North Bengaluru. A gated villa community at the top of the group's price ladder, aimed at senior corporate and high-net-worth buyers, and the group's villa benchmark.
- Embassy Grove, central Bengaluru. Luxury villas in the Old Airport Road belt.
- Embassy One, Bellary Road. The mixed-use tower that houses the group's own offices - and the registered address of Embassy Realty Ventures Limited, the applicant on this project.
Apartments in a peripheral township node
The most instructive part of the portfolio for an Embassy Millennium buyer is the Devanahalli apartment book, because it shows how Embassy prices and scales in a peripheral location rather than in the CBD. Unit counts and rates below are from our own comparables research on the Devanahalli market, not from developer price lists.

Against a Devanahalli locality apartment asking price of about Rs 9,250 per sq ft, that mean represents a measured Embassy premium of about 9.1 per cent, ranging from 0.5 per cent at Edge to 15.7 per cent at Verde. It is a modest premium, and the honest reading of it appears further down this page.
Commercial, for reference
Embassy Manyata Business Park and Embassy Tech Village in Bengaluru, Embassy GolfLinks in the city's east, Embassy TechZone in Pune and Embassy 247 in Mumbai. These are office assets, held largely through Embassy Office Parks REIT, and they establish the group's institutional standing rather than its residential delivery record. They should not be counted toward a residential portfolio claim.
Ongoing and Upcoming Work
Embassy's current Karnataka activity is visible in the RERA registry, which is the most reliable public index of what a developer is actually building. A full parse of the K-RERA project registry returns fourteen Embassy-promoted registrations across the state, spanning Greenshore, Verde, Verde Phase 2, Paradiso, Springs Phase 1 and Phase 2A, Lake Terraces, Grove, Boulevard, Embassy One, Eden, East Avenue and Serene Amara. Several of these are recent, which is the useful signal: the group is registering and launching, not coasting on a delivered book.
Two observations about that list matter here. None of the fourteen is in Hoskote taluk, and none is named Millennium - Embassy Millennium is not registered and no application for it has been filed, which is consistent with its stage rather than surprising, since developers ordinarily register at or shortly before launch. And the concentration is northern: Springs, Verde, Edge, Greenshore, Paradiso and Boulevard all sit on the Devanahalli and North Bengaluru axis. Embassy Millennium would be the group's first large residential scheme in the Hoskote-Soukya Road belt, and Embassy East Avenue in Whitefield - a 393-unit boutique product asking around Rs 17,500 per sq ft against a Whitefield locality rate of about Rs 14,650 - is currently its closest eastern reference point.
For completeness: no Embassy project called "Millennium Tower" exists. The Millennium Tower on ITPL Main Road in Brookefield, roughly 8 km from the Embassy Millennium site, is a Gopalan commercial asset and has no connection to Embassy Group. Nor does Embassy Millennium have any connection to Embassy Millennium Senior Secondary School in Jaipur, which dominates search results for the name.
Financial Standing
As a group, Embassy publishes less than a listed pure-play would, and the parts that are disclosed are disclosed by different vehicles. Attributing each is more useful than a summary judgement.
- Embassy Office Parks REIT is a listed instrument with quarterly disclosure, a defined distribution policy and an institutional shareholder base including Blackstone among its foundational partners. It holds roughly 33.3 million sq ft of office assets. Its financial condition is public, audited and unrelated to residential development risk.
- Embassy Developments Limited is listed on the NSE as
EMBDLand the BSE as532832, and files quarterly results and investor presentations. Its Q4 FY2026 presentation is the source of the launch-pipeline observation above. It is the promoter on Embassy's recent RERA registrations. - Embassy Realty Ventures, the vehicle on this project, is private. The MCA record referenced earlier - roughly Rs 961.57 crore of debentures against Rs 2 crore of paid-up equity - is the only public financial signal we located, and it is reported here as an MCA record rather than presented as a balance-sheet assessment.
- The group as a whole has operated continuously since 1993 through several property and credit cycles, and its stated developed-and-managed portfolio of about 85 million sq ft places its execution scale near the top of the Indian market.
The practical due-diligence point is that none of the above is a substitute for project-level financials. Under RERA, a registered project must maintain a separate escrow account into which 70 per cent of collections are deposited and from which withdrawals are certified by an engineer, an architect and a chartered accountant, and the registration filing itself carries audited project finances. Embassy Millennium has none of that today, because it is not registered. When it is, the registration - not this page and not the group's brand - becomes the document to read.
Other Verticals
Education. Stonehill International School, an IB World School on a 34-acre campus in North Bengaluru founded in 2008, operates under the Embassy education umbrella. Embassy schools also sit within the Embassy Springs township. These are group-owned or group-anchored institutions rather than borrowed neighbourhood landmarks, which is a genuine distinction - though it is a North Bengaluru distinction, and none of it is in the catchment of the Hoskote-Soukya Road corridor. An Embassy Millennium buyer should discount it accordingly: within 4 km of that site the only named school is Bangalore International Academy at 3.55 km, and the recognised private schools begin in Whitefield 8.73 km away.
Sport. The Embassy International Riding School near the Devanahalli corridor is a full-scale equestrian facility, and the Padukone-Dravid Centre for Sports Excellence sits within the Embassy Springs ecosystem.
Hospitality, retail and services. Embassy's book extends into hotels, retail and workspace services - the group brought WeWork to India in 2017 - and internationally, including a presence in Serbia. These verticals matter to a residential buyer mainly as balance-sheet diversification: revenue streams that are not correlated with the residential sales cycle, and therefore a cushion under a long-horizon construction commitment.
Awards and Recognition
Embassy has received industry recognition over the years across commercial and residential categories, but specific awards vary by year and by the entity receiving them, and this site does not publish an award it cannot attribute to a named issuer and year. The more durable credibility markers are checkable: the first listed REIT in India, a listed residential platform with quarterly disclosure, a three-decade continuous operating history and fourteen live Karnataka RERA registrations. Ask the sales team for the specific awards claimed for the specific entity developing this project, and for the year of each.
What Distinguishes Embassy - and What Does Not
1. Institutional capital and public-markets exposure. Very few Indian developers have created and listed a REIT or run a residential platform through a listed company. For a buyer committing crores to a project that will take four years and three months to build on the filing's own construction schedule, a developer's access to institutional capital is the strongest available proxy for the ability to finish. The qualification, stated again because it matters: the listed vehicle is not the applicant on this project.
2. Master-planning at a scale above this project. Embassy Springs at roughly 288 acres and Embassy Knowledge Park at roughly 200 acres are both an order of magnitude larger than Embassy Millennium's 18.6 acres. A developer that has phased and delivered townships of that size is not being stretched by a single-parcel scheme, which is a real and specific comfort.
3. High-rise precedent. Embassy Lake Terraces at Hebbal is among Bengaluru's tallest residential addresses, and it is the reason a 142.7-metre filed envelope from this group reads as a considered engineering position rather than a marketing number. It remains a different site with a different aviation constraint, and Embassy Millennium's own height No Objection Certificate from Hindustan Aeronautics Limited has not been published.
4. The counterweight, published because it is true. Embassy is not the price leader in its own peripheral node. In Devanahalli, Highlife Pristine Stoneridge, Brigade Atmosphere, Sattva Vasanta Skye, Salarpuria Sattva Aeropolis and Tata Varnam all ask more per square foot than every Embassy apartment product. The group's Rs 20,000 to Rs 27,000 per sq ft reputation comes from CBD and luxury stock - Grove, Pristine, Lake Terraces - and has no bearing on a 1,215-unit peripheral scheme. A buyer expecting an automatic Embassy premium on resale should look at that evidence first. The corresponding upside is the same fact read the other way: Embassy has historically priced peripheral apartment product to sell, at a measured premium of about 9 per cent over the local market rather than 30.
How to Evaluate Embassy as the Counterparty Here
Embassy Millennium is a strong developer profile attached to a project that has not yet reached the stage where a buyer can act. The sequence that would change that is short and public, and it is worth watching in order rather than acting ahead of.
- The Environmental Clearance. The application has been under verification since 23 July 2026. Its grant would publish water demand, sewage treatment capacity, power load, parking counts and green cover - the specification detail this project currently lacks.
- The plan sanction from whichever Local Planning Authority under BMRDA covers Bodanahosahalli, and the HAL height No Objection Certificate.
- The Karnataka RERA registration. Until a number is issued, no booking amount, allotment letter or agreement to sell can lawfully be executed. Verify at rera.karnataka.gov.in rather than accepting any number offered verbally.
Three questions worth asking the sales team directly when the launch does come: which Embassy entity will appear as the promoter on the RERA registration, since that is the counterparty a buyer actually contracts with; who the Joint Development Agreement landowner is and what share of the project they hold, since the landowner's signatories will appear on the sale deed; and what the certified Survey of India or KSRSAC ground elevation is, since HAL accepts only a certified figure and the difference between 876 and 890 metres is the difference between comfortable and marginal height clearance.

"BMRDA approved" is market shorthand, not the name of a sanctioning act. The Bangalore Metropolitan Region Development Authority operates under the BMRDA Act 1985 over roughly 10,000 sq km, but does not sanction individual developments — nine Local Planning Authorities beneath it do, including Hoskote PA and the Satellite Town Ring Road PA. The Hoskote LPA Master Plan 2031, prepared by BMRDA, covers 591.72 sq km and 316 villages. Which authority holds jurisdiction over Anugondanahalli hobli is not established in our research, so ask for the named authority and the sanction reference.
Three different jurisdictions, and the difference shows in your paperwork rather than the building. BBMP was the city corporation inside Bengaluru's municipal limits, replaced there by the Greater Bengaluru Authority, constituted 15 May 2025 and operational from 2 September 2025, which split the city into five corporations. BDA sanctions layouts in its own jurisdiction. BMRDA is the regional authority above both, working through the Local Planning Authorities. Hoskote taluk sits outside BBMP and the Greater Bengaluru Authority, so the khata and the provider of municipal services both differ.
The land is held under a Joint Development Agreement across fourteen named survey numbers, two of which — 83/1(P) and 83/2(P) — are part-parcels; the filing records the status as "Acquired". Such an agreement means the developer does not own the land outright: a landowner contributes the parcel, the developer builds, and the two share built area or revenue in an agreed ratio. That is ordinary in Bengaluru, but it lengthens the title chain, so ask for the agreement, the landowner's identity, the sharing ratio and encumbrance certificates on every survey number. The filing records no pending litigation, restriction or violation.
The corroborated Grade-A launch band runs to about ₹11,100 per sq ft at Godrej Parkshire, Sarakariguttahalli (1,132 units on 14 acres, launched January 2026) and ₹11,339 at Provident Botanico on Soukya Road (1,275 units on 17.12 acres, under construction), with Sobha One World at ₹14,800. The first two were cross-checked against per-unit price and size tables, not headline listings. Hoskote's government-registered transaction average is ₹5,300 per sq ft — a stamp-duty reference, not a comparable, since the sample is two registered sales between September 2025 and August 2026.
Three things, all information-gathering. Register an interest through the enquiry form on the contact page, so you are told when a RERA number is issued, when the Environmental Clearance is granted and its impact study becomes public, and when the developer publishes a price and a floor plate. Drive the commute yourself — NH-648, Channasandra Main Road, Whitefield Road — at 8:30 am and again at 7 pm on a weekday, because that road sequence is the most important variable here and no table conveys it. And visit two delivered Embassy projects, speaking to their resident associations.
Search rera.karnataka.gov.in for the project by name and by promoter before parting with any money, and pull the environmental file on PARIVESH using proposal SIA/KA/INFRA2/570324/2026 to confirm that what is granted is Terms of Reference, not an Environmental Clearance. Then ask the developer, in writing, for the entity that will sign the sale deed, the Joint Development Agreement and sharing ratio, encumbrance certificates on all fourteen survey numbers, the land-conversion order and land-use zone, the Local Planning Authority and sanction reference, the HAL height No Objection Certificate and the certified elevation behind it, and the water plan. Have a property lawyer read it.
